Roof waterproofing costs can range from R1000 to R100,000.000 depending on many factors. Let’s limit this to roofs at home.
What is the average cost to waterproof your roof? So you can get an idea of the roof waterproofing cost in South Africa we have created a cost article.
What Type of Roof Are You Using?
Flat roofs are the most popular residential roofing type.
Tiled Roofs
The scope of work for tiled roof waterproofing or roof repairs usually includes:
- Caulk missing or loose from roof ridges with latex-modified mortar repair mortar
- Completely waterproof roof ridge joints with SBP membrane using a specialized waterproofing system.
- The waterproofing contractor will only allow you to replace 15 tiles.
- To waterproof roof ridges, apply 1 coat of colour-match roof paint.
The roof waterproofing system costs between R90 and R135 per meter. This is dependent on many factors, such as:
- How high is the tiled roof?
- In what general state is the tiled roof?
- The more expensive the per-meter cost of a roof is the larger it is.
- Do you need other services for roof repairs? Ie. barge tile replacement, brandering replacement, roofing underlay installation etc
- Are you looking for roof painting?
- Do you have any flashing requirements? Ie. replacement, installation, repairs, and waterproofing.

Metal Roofs
The cost of metal roof waterproofing is not as common as that for tiled roofs. It is therefore not easy to estimate the cost of repair. Here are some factors to be aware of:
- What is the deal with stripping?
- Do you have flashing details that require waterproofing, repair, replacement, or installation?
- Which condition is the roof in today?
- Do roof screws need to be tightened or replaced?
- Required: Rust treatment
- What is the area of the roof?
- Which slope should the roof have?
- Do you need to remove your roof sheet?
All of this (and the extent to which repairs are required) can lead to a metal roof waterproofing cost between R65-R135 per square meter.
Flat Roofs
The following is a general scope of work to waterproof a flat slab:
- Before torching on heat fusion, prime surfaces.
- To be used with a special torch-on waterproofing membrane, tuck into outlets and seal around protrusions.
- To increase the perimeter, turn-ups must be at least 100mm high and should be counter-flashed with a waterproofing membrane.
- To waterproof newly installed waterproofing, apply 1 coat of specialised bitumen aluminium paint
The cost of flat slab roof waterproofing is between R245 and R295 per square meter.
This will depend on many factors such as:
- What size is the roof slab?
- Do you think there is any stripping?
- Is the roof slab accessible?
- Do you see protrusions and obstructions?
- Which condition is the roof in today?
Flat Roof Waterproofing Maintenance Fee
Many waterproofing contractors want to charge clients for new waterproofing systems when in reality they are only maintaining current waterproofing.
This is something we urge property and homeowners to remember. For waterproofing maintenance, you should not pay more than R85/square meter unless the slab area exceeds 10m2 or if it is a complicated system that requires the removal of obstacles, etc.
